Our glorious autumn days are upon us. Temperatures are cooling once again and trees are ablaze with colour. This fall marks the exciting launch of VIRANI’s Rent + Manage. A division dedicated to rental property and property management that is created to provide clients with a full-spectrum of services. Whether leasing an individual property, purchasing a selection of homes or buying an entire building for an investment portfolio, our trusted advisors are now able to handle every occupational and operational detail.
We wanted to offer our clients additional exemplary service and advice, so we designed Rent + Manage as a one-stop shop to all your real estate needs. Property management services include finding, vetting and procuring the best tenants possible, rental leasing and managing your furnished or unfurnished property on a daily basis. And, as the leaves begin to turn in the lower mainland, so does our real estate market. Home sellers were more active in Metro Vancouver’s housing market in September. Inventory is beginning to increase, providing buyers with more selection compared to this time last year. Now, buyers are able to take more time when considering their real estate options as higher interest rates continue to cool the region’s red-hot housing market.
Prices and sales are slowly edging downwards. However, the number of homes listed for sale in Greater Vancouver went up 8 percent from September 2021 and increased 3.2 percent compared to August 2022. The benchmark price for a detached home is $1,906,400. This represents a 3.8 percent increase from this time last year. The benchmark price for all types of property is 3.9 percent higher than this time last year.
Autumn is an excellent time to prepare your home for selling and also the winter months ahead. Exterior painting, roofing and other small touch ups such as caulking and replacing trim help boost your home’s curb appeal and protect it during the cooler, rainy months. Now is also a great time to landscape with bulbs that will show their full glory in the spring.
